Newcastle and Metrocentre are worth nearly £1.5 billion in market good potential, and Sunderland is worth £227m. Quite a comparison?

Definitely think there is more demand for Newcastle than Sunderland.

I'll rather be outside with piss heads than in a stuffy small area with loads of people who barge in to you.
But maybe that's because i'm from Sunderland?, you know the shit hole.
